Designing the Plans- Building the Relationship

 Preparing to build a new home or remodel can be a daunting and expensive task. This phase is often especially time consuming, expensive, and potentially frustrating for those unfamiliar with the process who go at it alone. There are many decisions to be made and planning to be done from choosing and arranging the site, to designing the plans (or modifying plans or designs you may have found or have in mind), to budgeting, to securing financing, to selecting finishes, and to engineering foundations, framing, wells and septic systems, to permitting and more. As an experienced builder, we would love the opportunity to meet you on your proposed site or at your home and walk you through the processes of planning. Throughout planning we offer to advise, consult, answer any questions that you have, and recommend the best value in companies to perform the task you need to develop your ideas into a great new home that meets your needs and budget. We will gladly help you through the home planning process without charging you a dime for our planning and consultations ; you would only be responsible for paying for the designing, engineering, and direct fees involved in your plan development and you may choose to pay all the vendors directly or in some cases you can choose to contract to reimburse Big Country Custom Homes per the invoice charged to our account for the services rendered to you. If you already have some or all of the planning done, we also welcome you to ask for our advice or for our help to complete your planning process. Our goal in this phase is to work with you to develop a trusting relationship and save you money and hassle in the planning phase and to ultimately help you get the most value for your money. At the completion of this phase you are ready for the bidding process, you will have complete plans, specifications, and engineered designs that are yours to hold and are not the property of the builder. Because you own the complete plans, specifications, and designs you are under no obligation to any builder at this point and can bid and work with whomever your choose. In contrast, many home builders maintain control of complete plans and engineering designs developed specifically for clients in order to obligate the potential client to use them if they want their plans.

 

Bidding the Plans

 In the bidding process, we invite and in fact encourage you to take your plans, specifications, and designs and have them bid by as many builders as you would like. We of course would appreciate the opportunity to provide you with a highly detailed bid as well. Having a completely developed set of plans and specifications here will help you to compare “apples to apples” among builders you choose to get bids from. When comparing builders’ bids often thousands of dollars in difference can be found just in the differences in finishes and specifications each builder proposed but having a uniform set of designs and specifications avoids many discrepancies. Also the more the selections and specifications are decided up front before construction, the more likely your new home will be built on budget and on time and the less over budget allowance items and costly change orders will be required. When you have collected all of the bids and carefully compared, we will be happy to work with you to make any changes you request to make sure the final designs and selections best fit your needs and budget. At this point if you are ready to build, you would move forward to contract with your chosen builder and we have hopefully proven ourselves to be your best value.

 

Building the Home

 If we are your chosen builder, we will now wrap up all final pre-construction details, sign a contract, communicate construction schedules, and begin to build your new home. We will of course continue communicating regularly, carefully managing the building process for quality at every step, and working to ensure your satisfaction and an excellent new home ownership experience. Before final completion and closing we will walk your home to discuss maintenance and systems operations, and answer any questions, and take care of final details to provide you with a great new home. We will continue to stand by our work with the full warranty as outlined by the Texas Residential Construction Commission guidelines. Our sincere desire is to build a quality home at the best value your money can buy and develop a relationship of trust.
